Integrity Strata | Wollongong, Illawarra & South Coast NSW Body Corporate & Facilities Management (Real Estate & Property) · Full-Time
Integrity Strata is a respected strata management firm serving the Illawarra and South Coast. We're principal-led and deliberately selective about the schemes we take on, which means our managers are properly supported rather than buried under unrealistic portfolios. We care about doing the work well and building relationships that last.
We're looking for a Strata Manager to join our Wollongong office and take ownership of an established portfolio. This is a hands-on role with real autonomy — you'll run your schemes day to day, with the backing of an experienced team, in-house accounts support and a Director who still manages and understands the work.
It would suit someone who wants to do the job properly: organised, calm under pressure, and genuinely good with people.
Applicants must hold, or be working towards, a current Certificate of Registration (Assistant Strata Managing Agent) issued by NSW Fair Trading — the entry-level requirement to work in strata management in NSW. A full Strata Managing Agent's Licence or willingness to progress towards one would be well regarded.
Manage the day-to-day operations of a portfolio of around 80 strata schemes
Coordinate repairs and maintenance, seeing issues through to resolution
Prepare for and chair meetings, including agendas and minutes
Prepare and manage scheme budgets and levies
Build trusted relationships with owners, committees, residents and trades
Keep schemes compliant with the Strata Schemes Management Act and registered by-laws
Be a reliable point of contact between clients and contractors
Experience in strata, property or real estate is ideal, but we'll also consider strong candidates ready to step up with the right attitude
Organised and detail-focused, comfortable juggling competing priorities
A confident communicator who builds rapport easily and handles difficult conversations well
Sound problem-solver who takes ownership rather than passing things on
Competent with Microsoft Word, Excel, Outlook and Teams, and comfortable learning new systems
A current driver's licence
A competitive salary, negotiable on skills and experience
Superannuation, plus a car allowance for the right applicant
Genuine support — an experienced team and accessible management, not sink-or-swim
Professional development and a clear path to grow your career
A collaborative office where good work is recognised
